&lt;p class="summary"&gt;Kitchen remodeling can turn a ho-hum room into your home’s pride and joy. Here are strategies to help your project run smoothly.&lt;/p&gt;
&lt;p&gt;A significant portion of kitchen remodeling costs may be  recovered by the value the project brings to your home. Kitchen remodels  in the $50,000 to $60,000 range recoup about 69% of the initial project  cost at the home’s resale, according to recent data from Remodeling  Magazine’s &lt;a target="_blank" href="http://www.remodeling.hw.net/2010/costvsvalue/national.aspx"&gt;Cost vs. Value Report&lt;/a&gt;. &lt;br/&gt;&lt;br/&gt;To make sure you maximize your return, follow these seven smart kitchen remodeling strategies.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;1. Establish priorities&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The &lt;a target="_blank" href="http://www.nkba.org/"&gt;National Kitchen and Bath Association&lt;/a&gt; (NKBA) recommends spending at least six months planning your kitchen  remodeling project. That way, you won’t be tempted to change your mind  during construction, create change orders, and inflate construction  costs. Here are planning points to cover:&lt;/p&gt;
&lt;ul&gt;&lt;li&gt;&lt;strong&gt;Cooking traffic patterns:&lt;/strong&gt; A walkway through the  kitchen should be at least 36 inches wide. Work aisles should be a  minimum of 42 inches wide and at least 48 inches wide for households  with multiple cooks.&lt;/li&gt;
&lt;/ul&gt;&lt;ul&gt;&lt;li&gt;&lt;strong&gt;Child safety:&lt;/strong&gt; Avoid sharp, square corners on  countertops, and make sure microwave ovens are installed at the proper  height—3 inches below the shoulder of the primary user but not more than  54 inches from the floor.&lt;/li&gt;
&lt;/ul&gt;&lt;ul&gt;&lt;li&gt;&lt;strong&gt;Outside access:&lt;/strong&gt; If you want easy access to entertaining areas, such as a deck or patio, factor a new exterior door into your plans.&lt;/li&gt;
&lt;/ul&gt;&lt;p&gt;A professional designer can simplify your kitchen remodel. Pros help  make style decisions, foresee potential problems, and schedule  contractors. Expect fees around $50 to $150 per hour, or 5% to 15% of  the total cost of the project.&lt;/p&gt;
&lt;h2&gt;2. Keep the same footprint&lt;/h2&gt;
&lt;p&gt;No matter the size and scope of your kitchen remodel, you can protect  your budget by maintaining the same footprint: Keep the walls, locate  new &lt;a href="http://members.houselogic.com/home-advice/kitchens/high-tech-kitchen-faucet-hip-smart-retrofit/"&gt;plumbing fixtures&lt;/a&gt; near existing plumbing pipes, and forget bump-outs.&lt;br/&gt;&lt;br/&gt;Not only will you save on demolition and reconstruction costs, you’ll cut the amount of dust and debris your project generates.&lt;/p&gt;
&lt;h2&gt;3. Get real about appliances&lt;/h2&gt;
&lt;p&gt;It’s easy to get carried away during your kitchen remodeling project. A six-burner commercial-grade range and luxury-brand &lt;a href="http://members.houselogic.com/articles/appliance-buying-guide-refrigerators/"&gt;refrigerator&lt;/a&gt; may make eye-catching centerpieces, but they may not fit your cooking needs or lifestyle.&lt;/p&gt;
&lt;p&gt;High-priced appliances are worth the investment if you’re an  exceptional cook. Otherwise, save thousands with trusted brands that  receive high marks at consumer review websites, like &lt;a target="_blank" href="http://www.epinions.com/"&gt;&lt;a href="http://www.ePinions.com"&gt;www.ePinions.com&lt;/a&gt;&lt;/a&gt; and &lt;a target="_blank" href="http://www.amazon.com/"&gt;&lt;a href="http://www.amazon.com"&gt;www.amazon.com&lt;/a&gt;&lt;/a&gt;, and resources such as &lt;a target="_blank" href="http://www.consumerreports.org/"&gt;Consumer Reports&lt;/a&gt;.&lt;/p&gt;

&lt;/ul&gt;&lt;h2&gt;5. Be quality conscious&lt;/h2&gt;
&lt;p&gt;Functionality and durability should be top priorities during kitchen  remodeling. Resist low-quality bargains, and choose products that  combine low maintenance with long warranty periods. &lt;a href="http://members.houselogic.com/home-advice/green-remodeling/green-kitchen-countertops-3-eco-friendly-choices/"&gt;Solid-surface countertops&lt;/a&gt;, for instance, may cost a little more, but with the proper care, they’ll look great for a long time.&lt;/p&gt;
&lt;p&gt;If you’re planning on moving soon, products with substantial warranties are a selling advantage.&lt;/p&gt;
&lt;p&gt;“Individual upgrades don’t necessarily give you a 100% return,” says  Frank Gregoire, a real estate appraiser in St. Petersburg, Fla. “But  they can give you an edge when it comes time to market your home.”&lt;/p&gt;
&lt;h2&gt;6. Add storage, not space&lt;/h2&gt;
&lt;p&gt;Here’s how you can &lt;a href="http://members.houselogic.com/photos/home-improvement/7-storage-solutions-you-didnt-know-you-had/"&gt;add storage&lt;/a&gt; without bumping out walls:&lt;/p&gt;
&lt;ul&gt;&lt;li&gt;&lt;strong&gt;Install cabinets that reach the ceiling: &lt;/strong&gt;They may  cost more&amp;#8212;and you might need a stepladder&amp;#8212;but you’ll gain valuable  storage space for Christmas platters and other once-a-year items. In  addition, you won’t have to dust cabinet tops.&lt;/li&gt;
&lt;/ul&gt;&lt;ul&gt;&lt;li&gt;&lt;strong&gt;Hang it up:&lt;/strong&gt; Mount small shelving units on unused  wall areas and inside cabinet doors; hang stock pots and large skillets  on a ceiling-mounted rack; and add hooks to the backs of closet doors  for aprons, brooms, and mops.&lt;/li&gt;

&lt;p&gt;30-year fixed-rate mortgage (FRM) averaged &lt;strong&gt;4.10 percent with an  average 0.8 point&lt;/strong&gt; for the week ending October 27, 2011, down from the  prior week when it averaged 4.11 percent. Last year at this time, the 30-year  FRM averaged 4.23 percent. 15-year FRM this past week averaged &lt;strong&gt;3.38  percent with an average 0.7 point&lt;/strong&gt;, the same as the previous week when  it averaged 3.38 percent. A year ago at this time, the 15-year FRM averaged 3.66  percent.&lt;/p&gt;
&lt;p&gt;According to Frank Nothaft, vice president and chief economist, Freddie Mac,  &amp;#8220;The latest monthly housing market indicators were mixed, with consumer  confidence soft, house prices largely flat, and new home sales up from very low  levels. Consumer confidence fell below the market consensus forecast in October  to the lowest reading since March 2009, according to The Conference Board.&amp;#8221;&lt;/p&gt;

&lt;p&gt;From time to time the IRS releases tips designed to help people with their taxes. Some of these are quite useful.&lt;/p&gt;
&lt;p&gt;Last week the agency released &amp;#8220;Ten Tax Tips for Individuals Selling Their Home,&amp;#8221; (&lt;a target="_blank" href="http://www.irs.gov/newsroom/article/0,,id=243682,00.html"&gt;IRS Summertime Tax Tip 2011-15&lt;/a&gt;).&lt;/p&gt;
&lt;p&gt;As a real estate agent or broker, it is not your job to give home sellers tax advice. Indeed, it is advisable not to, since you could end up getting sued if you give wrong advice.&lt;/p&gt;
&lt;p&gt;Instead, refer sellers to this list of IRS tips. It&amp;#8217;s a good starting place for them to begin to understand this often complex area of tax law. You could even print it out and hand it to anyone who asks you about these issues.&lt;/p&gt;
&lt;p&gt;Here are the IRS&amp;#8217;s top 10 tax tips for home sellers:&lt;/p&gt;
&lt;p&gt;1. In general, you are eligible to exclude the gain from income if you have owned and used your home as your main home for two years out of the five years prior to the date of its sale.&lt;span&gt; &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;2. If you have a gain from the sale of your main home, you may be able to exclude up to $250,000 of the gain from your income ($500,000 on a joint return in most cases).&lt;span&gt; &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;3. You are not eligible for the exclusion if you excluded the gain from the sale of another home during the two-year period prior to the sale of your home.&lt;span&gt; &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;4. If you can exclude all of the gain, you do not need to report the sale on your tax return.&lt;span&gt; &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;5. If you have a gain that cannot be excluded, it is taxable. You must report it on Form 1040, Schedule D, Capital Gains and Losses.&lt;span&gt; &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;6. You cannot deduct a loss from the sale of your main home.&lt;span&gt; &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;7. Worksheets are included in Publication 523, Selling Your Home, to help you figure the adjusted basis of the home you sold, the gain (or loss) on the sale, and the gain that you can exclude.&lt;span&gt; &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;8. If you have more than one home, you can exclude a gain only from the sale of your main home. You must pay tax on the gain from selling any other home. If you have two homes and live in both of them, your main home is ordinarily the one you live in most of the time.&lt;span&gt; &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;9. If you received the first-time homebuyer credit and within 36 months of the date of purchase, the property is no longer used as your principal residence, you are required to repay the credit. Repayment of the full credit is due with the income tax return for the year the home ceased to be your principal residence, using Form 5405, First-Time Homebuyer Credit and Repayment of the Credit. The full amount of the credit is reflected as additional tax on that year&amp;#8217;s tax return.&lt;span&gt; &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;10. When you move, be sure to update your address with the IRS and the U.S. Postal Service to ensure you receive refunds or correspondence from the IRS. Use Form 8822, Change of Address, to notify the IRS of your address change.&lt;/p&gt;

That pillow feels good. That new eco-friendly laundry soap I use  is nice, and I’m glad I’m not hurting the environment. Of course, it  costs more than the old stuff, and my commissions have been down at  work. If I can just do a stellar presentation on Thursday, maybe I can  get a raise. When do I have time to work on it? I can’t do it Tuesday  because I have to meet with Kevin’s teacher; I wonder why he’s been  acting up in class. Is it because Troy and I have been fighting more?  But I thought we were keeping it quiet. Speaking of quiet, I need to  calm down my brain to get some shut eye….&amp;#8221;&lt;/p&gt;
&lt;p&gt;This common scenario happens nightly to many shoppers. People are  worried, stressed and tired. And, unfortunately, the awareness of the  importance of sleep and how little they get of it causes more stress.  Sleep and stress have a chicken-and-egg relationship that’s cracking up  the psyche of much of the population.&lt;/p&gt;
&lt;p&gt;“People in many walks of life are concerned about losing their  houses, losing their jobs and losing the future for their children,&amp;#8221;  said Robert Foster, CEO, Novus Life Solutions LLC. “Secondly, the  environment in which we live continues to become more toxic. This  condition is the result of the food we eat, the water we drink and the  electromagnetic smog in which we find ourselves living.&amp;#8221;&lt;/p&gt;
&lt;p&gt;Maybe the one worry that will help consumers end this sleepless  cycle is the fear of pharmaceuticals and their side effects. “Consumers  have gotten very wary of the pharmaceutical industry,&amp;#8221; observed Deanne  Dolnick, vice president, Next Pharmaceuticals. “Who doesn’t know  somebody who’s taken an anti-anxiety medication or a sleep medication  and has had terrible side effects or they can’t get off the medication? &lt;p&gt;The American Psychological Association (APA) said nearly 75  percent of Americans are stressed, which is no doubt a major contributor  to a number of different illnesses including chronic fatigue, irritable  bowel syndrome, weight gain, diabetes, heart disease, depression cancer  and even death.&lt;/p&gt;
&lt;p&gt;“Sleep time allows repair and recovery to occur, both mental and  physical,&amp;#8221; said Neil E. &lt;p&gt;People who are experiencing chronic stress have elevated levels  of adrenaline and cortisol, explained David Winston, RH (AHG), founder  and president, Herbalist &amp;amp; Alchemist. “High levels of cortisol  increase stress-induced eating, stress-induced palpitations and  stress-induced hypertension, and contribute to the process of what is  known as metabolic syndrome or insulin resistance,&amp;#8221; he said. “Chronic  stress affects literally every aspect of our bodies and our health.  While small amounts of stress are necessary and actually beneficial,  chronic high levels of stress are not. We also know people who have  poor-quality sleep are at greater risk of heart attack, cancer,  depression, anxiety and hypertension, as well as diabetes.&amp;#8221;&lt;/p&gt;
&lt;p&gt;And then there’s the weight issue. A 2010 study from France found  men consumed 22-percent more calories after a short night of sleep with  an average increase of about 560 calories per day.&lt;sup&gt;1&lt;/sup&gt; The  researchers suggested people may eat more after a short night of sleep  because mammals have evolved to store up calories in the summer, when  nights are short and food is plentiful. Conversely, weight loss reduced  obstructive sleep apnea in obese men, with the greatest effect seen in  patients with severe disease, in another 2010 study that involved 63  obese men aged 30 to 65 years.&lt;sup&gt;2&lt;/sup&gt;&lt;/p&gt;
&lt;p&gt;Maybe the reason stress and lack of sleep influences so many  areas of health is because it both are perceived differently by each  individual. This adds another layer of complexity to addressing this  issue. “People may not sleep due to a number of factors, and their  individual stressors makes it more difficult to figure out which  products may help them to normalize their sleep and minimize their  stress,&amp;#8221; Levin said. “Matching the person to the solution is always the  biggest challenge, and some trial and error may need to be factored in  before a solution is found.&amp;#8221;&lt;/p&gt;
&lt;p&gt;Mary C. Borneman, media relations manager for Hyland&amp;#8217;s Inc.,  added, “There is an incredible multitude of products on shelf because  there’s no great solution that fits all.&amp;#8221;&lt;/p&gt;
&lt;p&gt;Everyone gets stressed for different reasons, and the effects are  displayed in myriad ways; however, one thing we all experience during  chronic stress is increased adrenal function. The adrenals are small,  triangular glands located on top of each kidney that secrete hormones.  Cortisol, one of these hormones, controls the body’s use of fats,  proteins and carbohydrates, and also helps the body to cope with stress  by secreting adrenaline, which increases heart rate and facilitates  blood flow to the muscles and brain. Ltd.  found subjects with mild depression treated with Posinol experienced an  overall reduction in HAM-D score by 47.3 percent. A lower HAM-D score  means patients experienced fewer symptoms of depression. &lt;p&gt;A more easily recognized plant, at least to Western consumers, that aids sleep is the &lt;strong&gt;tart cherry&lt;/strong&gt; (&lt;em&gt;Prunus cerasus&lt;/em&gt;),  according to a 2010 study. Drinking a glass of unsweetened cherry juice  at bedtime was associated with statistically significant pre- to  post-treatment reductions in insomnia severity (minutes awake after  sleep onset).&lt;sup&gt;18&lt;/sup&gt;&lt;/p&gt;

&lt;h4&gt;Hormonal Help&lt;/h4&gt;

&lt;p&gt;Cherries are rich in &lt;strong&gt;melatonin&lt;/strong&gt;, a naturally  occurring compound found in animals, plants, and microbes. In humans,  circulating levels of the hormone vary throughout the day, allowing it  to control circadian rhythms, e.g., the sleep/wake cycle. “The lack of a  good night’s sleep can be related to a lack of melatonin; a natural  hormone made from the amino acid L-tryptophan and its metabolite 5-HTP,&amp;#8221;  Levin said. “Melatonin is formed from serotonin, a metabolite of 5-HTP  that is made in the pineal gland during darkness. This means that  falling asleep in a bright room or in front of the television may leave  one less than fully engaged in sleep, and several stages of healthy  brain waves allow true relaxation to occur. Melatonin is also an  antagonist of the aforementioned stress hormone cortisol, and so  adequate darkness/sleep/melatonin production is a key factor in  controlling chronic stress and its negative effects on the body.&amp;#8221;&lt;/p&gt;
&lt;p&gt;Of &lt;strong&gt;L-tryptophan&lt;/strong&gt; and &lt;strong&gt;5-HTP&lt;/strong&gt;,  Levin said, “These amino acids are precursors of the important  neurotransmitter serotonin, as well as its metabolite melatonin.&amp;#8221;&lt;/p&gt;
&lt;p&gt;Melatonin and all other hormones are a part of the endocrine  system, which greatly affects how one sleeps and responds to stress.  Certain hormones are known to play key roles, and they can be aided by  natural substances. “There is a clear movement toward balance of the  endocrine system, along with the recognition of general thyroid  disturbance,&amp;#8221; Foster said. “It is now recognized that most people with  chronic conditions have decreased levels of DHEA  (5-dehydroepiandrosterone), and if they are much past 30 years of age,  they suffer from a decrease in growth hormone. These issues need to be  addressed actively.&amp;#8221; Foster explained &lt;strong&gt;vitamin C&lt;/strong&gt; and &lt;strong&gt;methyl sulfonyl methane&lt;/strong&gt; (MSM) are known to increase DHEA when taken together with an efficacy greater than taking DHEA orally.&lt;/p&gt;
&lt;p&gt;Foster also noted the amino acid &lt;strong&gt;gamma aminobutyric acid&lt;/strong&gt; (GABA) supports the production of growth hormone and the general  function of the pituitary. Marci Clow, senior director of product  research, Rainbow Light Nutritional Systems, further clarified: “In the  central nervous system, GABA is the primary inhibitory neurotransmitter.  It is synthesized in the brain by the decarboxylation of glutamate, and  it reduces nerve impulse transmission between neurons. GABA exerts  anticonvulsant, sedative and anxiolytic effects at the cellular level. &lt;p&gt;Stress reduction is not only the game of plants. Minerals such as magnesium, calcium and zinc also play roles. “&lt;strong&gt;Magnesium&lt;/strong&gt; is critical when it comes to stress,&amp;#8221; said Ken Whitman, president,  Peter Gillham’s Natural Vitality. “It comes down to the action of two  key minerals on a cellular level—calcium and magnesium. These important  minerals need to be balanced. Calcium and magnesium are two different  sides of a coin. Calcium excites nerves, while magnesium calms them  down. Calcium makes muscles contract. Magnesium is necessary for muscles  to relax. The problem arises with an imbalance of these two minerals.  Too much calcium and not enough magnesium will result in stress and  sleep disturbances. &lt;p&gt;Research has found optimal, rather than high or low, magnesium levels are needed for normal sleep regulation,&lt;sup&gt;23&lt;/sup&gt; and low levels of the mineral are associated with inflammatory stress  in adults with poor quality sleep, as well as oxidative stress.&lt;sup&gt;24&lt;/sup&gt; Magnesium mixed with melatonin and zinc improved the quality of sleep  and the quality of life in long-term care facility residents with  primary insomnia in a 2010 study,&lt;sup&gt;25&lt;/sup&gt; and combined with alpha-tocopherol, magnesium reduced oxidative stress.&lt;sup&gt;26&lt;/sup&gt;&lt;/p&gt;

&lt;h4&gt;Milky Stress Management&lt;/h4&gt;

&lt;p&gt;While calcium is associated with both increased stress and milk, a patented &lt;strong&gt;milk-protein hydrolysate&lt;/strong&gt; (Lactium®, from Pharmachem Labs) has been shown to prevent sleep  disturbance, help maintain slow wave sleep duration and increase  paradoxical sleep (PS) duration in treated rats.&lt;sup&gt;27&lt;/sup&gt; It also decreased anxiety in rats.&lt;sup&gt;28&lt;/sup&gt; Lactium significantly improved the Pittsburgh Sleep Quality Index  (PSQI) score, particularly improving sleep quality and decreasing sleep  latency and daytime dysfunction in a Japanese trial involving 32  subjects.&lt;sup&gt;29&lt;/sup&gt;&lt;/p&gt;
&lt;p&gt;Mitch Skop, senior director of new product development,  Pharmachem, added a 30-day double blind, crossover study conducted on 63  women with at least one stress symptom revealed those who took Lactium  had a significantly greater reduction in stress symptoms versus placebo  in the following areas: digestive, intellectual, social, cardiovascular  and emotional. He also noted a second study was conducted on 44 healthy  men and women with difficulty sleeping where subjects took Lactium for  four weeks. Results showed Lactium improved sleep duration and  efficiency, especially in subjects with a moderate anxiety or depression  profile. Lactium was also shown to reduce daytime sleepiness. Thirdly,  he said, an in vivo study demonstrated Lactium’s ability to reduce  cortisol levels.&lt;/p&gt;

&lt;h4&gt;Stress-Free Packages&lt;/h4&gt;

&lt;p&gt;Lactium is currently available as a supplement, which Dolnick  said is standard delivery for sleep and stress products because  supplements are easy to take. Clouartre added most stress-taming and  sleep products require only a small amount, making capsules and tablets  good options.&lt;/p&gt;
&lt;p&gt;Still, more shoppers are looking to beverages (think relaxing  tea) and liquid shots for their fast-acting abilities. “We believe that  the most popular delivery form remains pills (capsules and tablets) with  functional beverages addressed at reducing stress and inducing  relaxation a very close second and growing in popularity,&amp;#8221; Kohli said.&lt;/p&gt;
&lt;p&gt;Margolin said iSleep comes in granules that dissolve directly in  the mouth. “Many people report having indigestion after ingesting a  handful of pills,&amp;#8221; she said. “iSleep Herb Pac eliminates that concern,  and one packet is the equivalent of approximately 25 capsules of most  other herbal products, because our herbs are cooked in highly  concentrated batches.&amp;#8221;&lt;/p&gt;

&lt;h3&gt;Hidden fasteners for decking&lt;/h3&gt;
&lt;p&gt;For years now, deck screws have been the fastener of choice. (Nails,  prone to popping out over time, are old news.) Deck screws come in a  useful range of colors, won’t corrode, and hold exceptionally well.  However, even when installed carefully, they cover the deck with rows of  little pockmarks—tiny depressions that may have splintered edges and  trap dirt. &lt;br/&gt;&lt;br/&gt;Enter the hidden fastener. This clever innovation  holds deck planks down while leaving the surface looking sleek and  minimalist. There are scores of hidden fasteners on the market, each of a  slightly different design. One category fastens with a screw to the  framing and grips the side of each plank with barbs. Another fits into a  groove in the side of the plank (some composite planks come with this  groove) before being fastened to the joist. Yet another type fastens  from underneath the deck, firmly snugging the &lt;a href="http://members.houselogic.com/articles/smart-options-decking/"&gt;decking&lt;/a&gt; onto the joists.&lt;br/&gt;&lt;br/&gt;Hidden  fasteners are labor intensive to install, which adds a premium of about  $4 per square foot compared with the cost of an installation using deck  screws. However, many deck owners find the investment worthwhile,  especially if they have selected composite, vinyl, or premium wood  decking and want to show off these materials to best advantage.&lt;/p&gt;
&lt;h3&gt;Adding style with planters&lt;/h3&gt;
&lt;p&gt;Planters give a deck character. The various shapes and sizes of  planters add texture and color. Built-in versions, often made of the  same material as the decking, can be positioned to separate seating  areas from cooking areas. When planted with tall plants, such as  ornamental grasses, they can act as living privacy screens.&lt;br/&gt;&lt;br/&gt;Wood  planters typically are lined with galvanized sheet metal, plastic  containers, or are built to conceal standard pots that are easily  removed for cleaning or planting. Planters made of pressure-treated wood  sometimes forego the liner altogether.&lt;br/&gt;&lt;br/&gt;With all built-ins, some  means of drainage is necessary, which may mean you’ll have to bore holes  in the bottom of the container. Because excess water will drain from  the bottom of your planter, you’ll need to be mindful of where you  position the planter. If you hire a pro to custom build your deck  planters, assume a cost of $150 to $250 labor and materials for each  lineal foot of a 2-foot deep and 2-foot high built-in planter. &lt;br/&gt;&lt;br/&gt;Built-ins  aren&amp;#8217;t your only option. Home centers offer a wide variety of planters  available at prices from $10 to $200. Ceramic or cement pots can be a  decorative feature, running $50 and up for a 2-foot tall container.  Hanging planters (about $25 each) are a great addition to a pergola or  trellis. Planters that attach to the railing ($70 for a 40-inch-long  terracotta planter with metal holder) all but disappear when filled with  plants.&lt;/p&gt;
&lt;h3&gt;Cable railings&lt;/h3&gt;
&lt;p&gt;Railings are typically required on any deck when the decking surface  is more than 2 feet above ground. Railings are the most visible part of  the deck from ground level and offer a great opportunity to echo the  colors and architectural details of your house. However, if you are  lucky enough to a have a scenic vista (or just an awfully nice yard) you  won’t want the railing in the way. &lt;br/&gt;&lt;br/&gt;One solution is a cable  railing&amp;#8212;thin stainless steel cables strung tautly between wood or metal  posts. This alternative looks great, preserves the view and, at a cost  of about $70 per lineal foot for a pro installation, is about $1,200  more expensive than a standard wood railing for a 16x20-foot deck. To  further spare the budget, consider using cable only where the view is  important and use wood elsewhere. Or, if you are handy, &lt;a target="_blank" href="http://www.atlantisrail.com/cable-railing-how-to"&gt;do it yourself&lt;/a&gt; for a materials cost of about $25 a lineal foot.&lt;/p&gt;
&lt;h3&gt;Taming the sun with shade sails&lt;/h3&gt;
&lt;p&gt;Overhead structures like wood pergolas and trellises help shield a  deck from the sun, adding a pleasantly dappled shade pattern. However,  they can be costly to install and challenging to maintain over the  years.&lt;br/&gt;&lt;br/&gt;Shade sails are a cool, eye-catching alternative. Made of  UV-resistant polyethylene knit fabric, sails are triangular, square, and  rectangular, and come in a variety of colors. They produce a muted,  diffuse light, cutting the glare of full sunlight while still permitting  light into windows adjacent to the deck. Shade is not all the sails  offer. Many homeowners consider shade sails a form of aerial sculpture  and delight in watching them rise and fall gently in the evening breeze.&lt;br/&gt;&lt;br/&gt;Shade  sails for a 16 x 20-foot deck would cost about $5,500 when  professionally installed. (Expect to pay at least 30% more for a  custom-built pergola of comparable size.) If you have a smaller  installation in mind, you can buy a 12-foot triangular shade at your  home center for as little as $200. However, bear in mind that a sail can  exert a mighty force on a windy day and must be attached to the framing  of the house or to steel or wooden poles set in concrete. &lt;p&gt;It might not sound sexy, but equipping your laundry room with a new  washing machine will pay off immediately on your utility bills. Today&amp;#8217;s  high-efficiency &lt;a href="http://members.houselogic.com/articles/appliance-buying-guide-washing-machines/"&gt;washers&lt;/a&gt; use less water per load than standard top-loaders, so you save on your  water and water-heating bills. Replacing a washer made before 2000 with  an Energy Star model can save a typical homeowner as much as $135  annually.&lt;br/&gt;&lt;br/&gt;A high-efficiency top-loader costs between $700 and  $900. A stylish and even more efficient alternative is a front-loading  washer. Prices for front-loaders start at about $750. &lt;h3&gt;2. Make your mortgage disappear&lt;/h3&gt;
&lt;p&gt;A mortgage, especially one that spans three decades, can seem  insurmountable. Yet it&amp;#8217;s possible to use small sums of money over time  to make a big dent in the principal. The net result is saving thousands  of dollars on interest and shortening the time you spend paying off the  home loan.&lt;br/&gt;&lt;br/&gt;Let&amp;#8217;s say you take out a $250,000 mortgage. The rate  is fixed for 30 years at 6%. Your monthly payment would be $1,500. Over  30 years, you&amp;#8217;d pay a total of $540,000. But if you pay an extra $100  per month&amp;#8212;$1,200 per year&amp;#8212;you&amp;#8217;d pay off the mortgage four years early  and save $52,000 in interest. Use a &lt;a target="_blank" href="http://www.bankrate.com/calculators/mortgages/mortgage-calculator.aspx"&gt;mortgage calculator&lt;/a&gt; to run your own numbers.&lt;/p&gt;
&lt;h3&gt;3. Where there&amp;#8217;s no smoke, there&amp;#8217;s fire&lt;/h3&gt;
&lt;p&gt;Do you dream of curling up in front of a roaring fire, yet your home  lacks that one essential ingredient&amp;#8212;namely, a fireplace? Don&amp;#8217;t fret.  Your dream can become reality at a surprisingly affordable price. &lt;a href="http://members.houselogic.com/articles/ventless-fireplaces-what-you-need-know/"&gt;Ventless fireplaces&lt;/a&gt; offer the ambiance of the real thing without the need for a chimney or flue to vent smoke outdoors.&lt;br/&gt;&lt;br/&gt;Ventless  fireplaces, which exhaust small amounts of combustion gases inside the  home, can run on natural gas, propane, electricity, or flammable gel. At  between $2,000 and $6,000, including professional installation, gas  units are pricey. More budget-friendly is an electric ventless fireplace  that starts at $1,000. All you need to do is plug it in. Gel-fueled  fireplaces are in the $300 to $700 range, with no professional  installation required. A gel canister that&amp;#8217;ll burn for two-plus hours  costs $3.&lt;/p&gt;
&lt;h3&gt;4. Don&amp;#8217;t knock it &amp;#8216;til you try it&lt;/h3&gt;
&lt;p&gt;A new entry door can do wonders for a home. Not only can it enhance  curb appeal and security, but the right door can lower utility costs  too. An energy-efficiency &lt;a href="http://members.houselogic.com/articles/choosing-an-exterior-door/"&gt;exterior door&lt;/a&gt; can shave as much as 10% off energy bills. Plus, if you install an eligible door in 2011, you can claim a federal &lt;a href="http://members.houselogic.com/articles/tax-credits-replacing-windows-doors-and-skylights/"&gt;tax credit&lt;/a&gt; worth up to $500, excluding installation charges.&lt;br/&gt;&lt;br/&gt;Wood  and fiberglass doors are usually the most expensive options, but you  can get a steel entry door installed in a couple of hours (assuming no  surprises) for about $1,200. The money you get back from the tax credit  will reduce this cost. As a bonus, &lt;a target="_blank" href="http://www.remodeling.hw.net/2010/costvsvalue/national.aspx"&gt;Remodeling Magazine&lt;/a&gt; estimates that a $1,200 steel entry door replacement project actually  will add an incremental amount of value (102%) to your home.&lt;/p&gt;
&lt;h3&gt;5. You take the high road, I&amp;#8217;ll take the slow road&lt;/h3&gt;
&lt;p&gt;Don&amp;#8217;t let your property line limit your spending plans. Some small  investments on your part can benefit an entire neighborhood, which not  only improves livability but can also increase property values. Take,  for example, the &lt;a href="http://members.houselogic.com/articles/stop-drivers-from-speeding-in-your-neighborhood/"&gt;speed hump&lt;/a&gt;, a raised mound of pavement on a residential street designed to slow lead-footed drivers.&lt;br/&gt;&lt;br/&gt;One &lt;a target="_blank" href="http://www.trafficcalming.org/effectiveness.html"&gt;traffic-calming study&lt;/a&gt; found that 12-foot speed humps reduced average speeds by 22% and the  average number of traffic accidents by 11%. You&amp;#8217;ll need to work with  your local government to have a speed hump installed, but offering to  foot the bill can grease the wheels of bureaucracy. Basic speed humps  start at about $1,000 apiece. &lt;p&gt;If you&amp;#8217;re tired of watching money go down the drain, invest in the latest &lt;a href="http://members.houselogic.com/articles/low-flow-showerheads-how-to-choose/"&gt;low-flow showerheads&lt;/a&gt;.  Old showerheads (pre-1992) can pump out 5 gallons of water per minute.  Newer showerheads, while more efficient, still use 2.5 gallons per  minute. But the latest low-flow showerheads use up to 50% less water  than even the newer showerheads, yet technological innovations make it  seem as if you&amp;#8217;re bathing under the same amount of water.&lt;br/&gt;&lt;br/&gt;The  latest low-flow showerheads run between $50 and $200 apiece, but the  payback can be quick. Swapping out old showerheads can reduce your  home&amp;#8217;s water-heating costs by about $150 a year. If your showerheads are  already updated, but you&amp;#8217;re still looking for ways to save on water,  install a &lt;a href="http://members.houselogic.com/articles/low-flow-toilets-how-choose/"&gt;low-flow toilet&lt;/a&gt;. One of these efficient flushers can shave $90 off your annual water bill.&lt;/p&gt;
&lt;h3&gt;2. When it rains, it pours&lt;/h3&gt;
&lt;p&gt;Homeowners insurance is critical, but it&amp;#8217;s not comprehensive. Most  policies offer limited liability protection that could prove inadequate  if someone gets hurt on your property and you get sued. &lt;a href="http://members.houselogic.com/articles/umbrella-insurance-and-homeowner-liability/"&gt;Umbrella insurance&lt;/a&gt; offers liability protection beyond the limits of your homeowners  policy. An extra $1 million in umbrella liability coverage, which  extends to your cars, too, typically costs about $300.&lt;br/&gt;&lt;br/&gt;If your liability insurance is sufficient, then consider &lt;a href="http://members.houselogic.com/articles/insuring-against-natural-disasters/"&gt;flood insurance&lt;/a&gt; instead. Floods can affect homes in all 50 states, yet fewer than 1 in 5  homeowners have flood insurance. Typical homeowners policies exclude  floods. The average flood policy costs $540, according to the &lt;a target="_blank" href="http://www.floodsmart.gov/floodsmart/pages/residential_coverage/rc_overview.jsp"&gt;National Flood Insurance Program&lt;/a&gt;; the average flood claim totals more than $33,000.&lt;/p&gt;
&lt;h3&gt;3. A model of energy efficiency&lt;/h3&gt;
&lt;p&gt;A typical homeowner spends an extra $350 a year on heating and  cooling due to air leaks. Gaps, even small ones, around doors, windows,  and recessed lights waste energy and raise utility bills. You can &lt;a href="http://members.houselogic.com/articles/conduct-your-own-energy-audit/"&gt;conduct your own energy audit&lt;/a&gt; and try to &lt;a href="http://members.houselogic.com/articles/8-easy-ways-seal-air-leaks-around-house/"&gt;seal air leaks&lt;/a&gt; yourself, but the result will vary wildly depending on your DIY skills.&lt;br/&gt;&lt;br/&gt;A better option might be a &lt;a href="http://members.houselogic.com/articles/professional-energy-audits-the-costs-and-benefits/"&gt;professional energy audit&lt;/a&gt;,  which can cost between $400 and $600 for a full diagnostic inspection.  Expect the use of sophisticated equipment like thermal or infrared  scanners, blower door testers, and smoke puffers that can pinpoint  energy leaks. A visual-only inspection by a pro costs less&amp;#8212;about  $150&amp;#8212;but the findings won&amp;#8217;t be as accurate.&lt;/p&gt;

Most probably aren&amp;#8217;t.&lt;br/&gt;&lt;br/&gt;Although homeowners  insurance offers peace of mind that your possessions will get replaced,  a smart way to prevent damage in the first place&amp;#8212;and avoid the hassle  of filing claims and paying deductibles&amp;#8212;is investing in a &lt;a href="http://members.houselogic.com/articles/value-whole-house-surge-protectors/"&gt;whole-house surge protector&lt;/a&gt;.  For about $300, an electrician can install the device at your breaker  box. It only takes an hour or two. Keep surge protector power strips in  place for an added layer of safety.&lt;/p&gt;
&lt;h3&gt;5. Roll out the rain barrel&lt;/h3&gt;
&lt;p&gt;Why pay for water when nature supplies it free of charge? The typical  homeowner spends about $140 annually on water used outdoors. Meanwhile,  an inch of rain dumped on the roof of a 2,000-square-foot house  produces 500 gallons of runoff. It makes sense to harvest that rainwater  to nourish plants and rinse off patio furniture. &lt;p class="summary"&gt;HouseLogic talks to financial planner Alan D. Kahn,  who offers tips for investing a tax refund in your home based on where  you are in life&amp;#8212;and with your house.&lt;/p&gt;
&lt;h3&gt;HouseLogic: What should be your priority if you get a $2,500 refund?&lt;/h3&gt;
&lt;p&gt;&lt;strong&gt;Alan Kahn:&lt;/strong&gt; No matter what your situation, first and  foremost, if you have credit card debt, pay it down. That&amp;#8217;s the one item  that&amp;#8217;s creating financial havoc throughout the country. In fact, the  enormous interest payments may ultimately affect your ability to meet  mortgage payments.&lt;br/&gt;&lt;br/&gt;Although you may be tempted to put a refund in  a retirement account, and just continue paying the credit card minimum  each month, retirement accounts may not be earning much. However, your  credit card company may be charging 15% or more. The best thing to do is  get rid of that noose.&lt;/p&gt;
&lt;h3&gt;HL: What&amp;#8217;s the next priority?&lt;/h3&gt;
&lt;p&gt;&lt;strong&gt;AK:&lt;/strong&gt; Use the refund to create, or add to, an emergency fund, to cover something like a new &lt;a href="http://members.houselogic.com/articles/water-heaters-repair-or-replace/"&gt;hot water heater&lt;/a&gt; or &lt;a href="http://members.houselogic.com/articles/roofing-repair-or-replace/"&gt;leaky roof&lt;/a&gt;. You need a liquid account you can access quickly. &lt;br/&gt;&lt;br/&gt;After  that, it all depends on where you are in your life and with your home.  If you have children, a 529 college savings plan is a good idea. You may  get a state income tax break if you invest in your state&amp;#8217;s 529 plan. If  college is not an issue, add to your retirement plan.&lt;br/&gt;&lt;br/&gt;Also, some  may think, &amp;#8220;Now I can afford the life or home insurance I knew I should  have,&amp;#8221; but this is poor reasoning: You should have that anyway, not  wait for an IRS windfall.&lt;/p&gt;
&lt;h3&gt;HL: What about settling non-credit card debt, such as getting ahead on mortgage payments?&lt;/h3&gt;
&lt;p&gt;&lt;strong&gt;AK:&lt;/strong&gt; This is a little trickier. If you&amp;#8217;re fairly  young and have many years ahead at a low fixed rate, in the 4% to 5%  range, don&amp;#8217;t bother with &lt;a href="http://members.houselogic.com/articles/a-financial-plan-for-your-home/"&gt;early repayments&lt;/a&gt;.  But if you&amp;#8217;re older and the end is in sight, it can be nice to own your  house outright. It gives you a future pool for a loan you may need  later, or a &lt;a href="http://members.houselogic.com/articles/is-a-reverse-mortgage-right-for-you/"&gt;reverse mortgage&lt;/a&gt;.  Some may say you shouldn&amp;#8217;t have money tied up in your house, but I say,  &amp;#8220;Don&amp;#8217;t feel this is bad!&amp;#8221; You can get more liquidity later, if you need  it.&lt;/p&gt;
&lt;h3&gt;HL: What about HELOCs?&lt;/h3&gt;
&lt;p&gt;&lt;strong&gt;AK:&lt;/strong&gt; Many homeowners have taken out &lt;a href="http://members.houselogic.com/articles/consider-home-equity-line-of-credit/"&gt;home equity lines of credit&lt;/a&gt; or similar &lt;a href="http://members.houselogic.com/articles/a-guide-to-equity-loan-options/"&gt;second-mortgage products&lt;/a&gt;. These usually give you a &lt;a href="http://members.houselogic.com/articles/deduct-mortgage-interest-home-equity-loans/"&gt;tax break&lt;/a&gt; and tend to have a low interest rate, so again, you probably don&amp;#8217;t need  to use a refund to pay these down, unless they&amp;#8217;re very high.&lt;/p&gt;
&lt;h3&gt;HL: How about using the refund to improve your house and make it more valuable?&lt;/h3&gt;
&lt;p&gt;&lt;strong&gt;AK:&lt;/strong&gt; If you&amp;#8217;re thinking of &lt;a href="http://members.houselogic.com/articles/should-you-move-or-improve/"&gt;selling your house&lt;/a&gt; in the near future, you can use a refund to help with a remodeling job  that you may get back later in the form of a higher selling price. An &lt;a href="http://members.houselogic.com/articles/bathroom-addition-return-investment/"&gt;extra bathroom&lt;/a&gt; may make a house more saleable in a tough market.&lt;br/&gt;&lt;br/&gt;But  don&amp;#8217;t think too much in the long term. If you&amp;#8217;re planning to spend many  years in your home, it&amp;#8217;s too early to think about the future [sale of  it]. Of course, you can still make a home improvement, but it should be  something that makes you happy, not some far-distant buyer.&lt;br/&gt;&lt;br/&gt;Richard  J.
